Stretch senior providers
Profile: Specialist lenders writing a single facility to 85 or 90% of cost, typically 10 to 13% pa blended as of June 2026; one valuation, one set of legals, no intercreditor, facilities commonly £1m to £25m.
Mezzanine funds
Profile: Dedicated second-charge funds topping the stack up to around 90% of cost at 14 to 20% pa; cheques typically £250k to £5m behind an agreed senior facility.
Family offices
Profile: Private capital writing the £250k to £2m equity and JV cheques institutional funds ignore; fast decisions, people-led underwriting, priority returns of 8 to 12% pa plus a profit share.
Private equity and credit funds
Profile: Institutional equity and whole-loan capital deploying from £2m upwards; full due diligence, monitoring rights and a 6 to 8 week timetable, suited to larger schemes and repeat pipelines.
JV platforms and developer-funders
Profile: Standing joint venture programmes with published criteria, typically backing £1m to £10m schemes showing 20%+ profit on cost in exchange for a negotiated split.
We do not publish the names of individual funding partners; relationships of this kind are confidential, and appetite shifts week to week.
